Wakefield Responsible Landlords Scheme
The scheme has been developed with landlords and it is a working arrangement between responsible well intentioned landlords and the Council.
The aim of the scheme is to improve the quality of properties and the management standards of the private sector in Wakefield. This will be achieved by encouragement, support and incentives. We will be actively working with, and publicly recognising, those landlords who are willing to attain and adhere to good property standards.
Intentions of the Scheme
The objective of the Scheme is to have responsible Landlords renting approved properties.
To achieve this, the Scheme will:
* Improve and promote private sector housing conditions
* Provide tenants with confidence in the quality and management of the accommodation they are renting
* Recognise and encourage landlords who provide good quality accommodation
* Improve working relations between landlords and Wakefield Council
* Promote good practices in the private rented sector
* Improve and promote the public image of the private rented sector
* Develop a list of accredited landlords and properties
What's in it for landlords?
We will administer and monitor the Scheme and will:
* Assist Landlords in achieving approved status, by providing general and legal advice as necessary, including the supply of documentation in respect of standards, if required
* Raise awareness and give free advice
* Inform participants of any proposed changes in legislation
* Provide a dedicated contact point in the Council's Housing Benefit Section
* Ensure that a seven day response period for any problems is given by the Council's benefit section
* Take decisive enforcement action against non accredited landlords who fail to maintain legally required standards
* Advertise and promote the scheme on the Council website, drop in centres and other Council buildings
* Give you the opportunity to work in partnership with the Council providing accommodation for a range of services and individuals
* Give you a list of businesses who will offer discounts on various goods and services
* Will assist with good practice for landlords on landlord/tenant law through the Springs Advice Centre
* Publish and send you a copy of the Scheme member's newsletter
* Offer training sessions for scheme members on current topical matters
* Give you the opportunity to influence the Council's Private Rented Sector Housing policies
* Give you priority access to tenant support services if you are having problems with your tenant
* Access to officers of the Councils Anti-Social Behaviour Team for advice and support
