i got one from the RLA website www.rla.org.uk. Cost me about a fiver i think but well worth it. You may be able to get one free from somewhere but i don't know how good they'd be

Most of the agreements are free on landlordzone.com
Some of the legal agreements you have to pay for.
They have inventery ,guarentor ,tenacy and ID documents .
A very good site and links to Tenacy vetting sites.

I have been letting for over 20 years. I would recommend joining the RLA or any other professional body. They (RLA)give free legal advice 2 days a week for any issues that may arise with lettings. I have used their Agreements and have not had any issues in court with them, ever.

Yes, I had copies of two such agreements. The first one was when I first moved to the UK back in 2003 and I rented a room in a shared house for two years until I bought my current house. (Please see my topic about wanting to get rid of a bad lodger). Thes second was a much more detailed agreement that my first tenant gave me a copy of and suggested I use. I have used that since.

My big question is: are they worth the paper they are written on? For example, one of my lodgers smokes, keeps a dog, thieves stuff from myself and my other lodger, not to mention various other things he is not supposed to do. Despite several warnings that he is breaching the agreement, he and his girlfriend still keep causing problems.

Also, the contract says that I can evict a tenant by giving a month's notice. The tenant can also leave giving a month's notice. Can I actually do that without getting into trouble? Somehow I doubt it.

It seems to me these rent agreements are not worth a pinch but only the tenants are protected.

Firstly, the tenant cannot be given one months notice to leave. It would need to to be two months, albeit if the tenancy had a default of non payment for a period of two months then a section 8 notice could be served.

Our ethos is that a tenancy agreement should be bespoke to the property and the tenant. Remember not every property letting is the same, thus a downloadable contract does not work for each and every lanldord. The tenancy agreement should contain clauses that you want in, oposed to a standable downloadable one which covers letting generically. We are finding increasing on a day to day basis, that alot of mortgagee companies now want their rights excercised withint the agreement.

If you do use downloadable contracts,remember to check with housing law and regulations each and every time you use it. As you may have an out of date downloadable agreement. Hence we have just done a consultancy for a client who used one he's used for the last 5 years. It did not contain any reference to the new deposit laws, of which he was not aware of. Unfortunately, due to him not protecting it he has had to pay the tenants out 3 months rental as their compensation.
