I saw a presentation by the Niceic at a landlords forum in Bury. They handed out pocket guides for landlords about Electricity safety checks. These can be downlaoded from their website www.niceic.org.uk

There's also some info on extention leads. It seems that landlords are responsible for the safety of tenants when the landlord supplies extention leads

don't offer to supply exension leads or anything else electrical ! It's just not worth the bother and ultimate cost.

Agree with the last poster, with litigation solicitors on every corner, I supply only the basics. Tenants have asked for my help in fixing their personal electrical items, but since just replacing a fuse can lead you to being legally held responsible for any incidents that should take place with that item.

Speaking as an NICEIC 3 decade man, a Registered Test Engineer and property owner, me thinks it is wise to point out that like an MOT the item(s tested are only good for the day of test and the recommendation of a retest of say 6mths or 12mths is based on the item being correctly used/stored.

Any claim made for damages [electrocution] would have to prove that the Company Testing the item had not done so correctly - nye on imposible.

Try to use a Competant/Qualified person [compentant on it's own is no longer any good] and make sure you get a log book showing the Date/itemSerial/Test results and a Signiture/name & Address of Tester.......this is your evidence and his NICEIC/ECA Number.

Each item tested at one visit in one Flat should be approx £3/£4 each, based upon a min of 10 items; take this from your annual Tax Bill and you won't feel a thing.

Good luck and remember it is better to do something than nothing, even if you have to view the items yourself - visually for signs of wear & tear and then make careful entries into a log book [book with lines] than to have done nothing and leave yourself wide open to prosecution/sue!

To close, I should point out that 99% of all failed items tested are due to visual inspection
and not electrical problems and a greater part of the balance Ώ%] is incorrectly wired plugs, which today is not a problem.

Ps If Testing yourself, do put a sticker on the appliance saying Date/Tested/Retest due
print them off your computer onto sticky paper in green, looks good and could save someone looking to cause a problem - perfectly legal!

Can you tell me what is the recommended period for Periodic Inspection reports for HMO properties.My local council are now saying minimum 5 yearly yet my NEIC Electricians have been willing in the past to put 10 years on them.
My argument is leave it to the qualified person to decide.If he thinks 10 years is sufficient then so be it.In court surely his opinion would stand up against the councils?
