Hello to everyone can i throw this in
I have a flat in Glasgow it's 11yrs old but it has developed a dampness problem in one of the bedrooms. But over the last 18-24 mts it has spread to other rooms The tenant has moved out 14mts ago on advice from her doctor due to chest complaints with her daughter. So in Jan-09 the property managers arranged for contractors to quote by march-09 still waiting was told the contractors were busy so time go's on so eventually we get a price from 2 builders (1) £4600 (2) £3300 so me and the other homeowner agreed on the £3300 so that was fine till all the other owners said oooowww no that's to much which was @ £370 per flat . Sorry i gibber a bit so here i am 14 mts no rent @ £7000 plus costs. My lawyer said " mmmmmmmmmmm just one of thous thing do you wont me to write a letter " So i went to the legal department of the FSB who put me in contact with legal dep and the same story just one of thous things. So anyone know how i should tackle this???

You don't say what floor the flat is on.

The "dampness" is probably not damp unless there is something structurally wrong, like bad guttering, roof problems etc. Damp rises but should be held in check by a damp proof course, however depending on the age of the property that DPC membrane may have been breached, thus rising damp if your flat is ground floor.

I would say the "damp" is more like condensation issues caused by lack of ventilation on the part of the tenant, turning into mould and black spots on walls, ceilings etc.

I'm looking into fitting passive air vents in all rooms, behind the radiators so tenants don't know about them and can't block them up, electric vents in bathrooms and kitchens, and buy a dehumidifier and instruct future tenants on how to use it properly (ie empty it regularly).

You could also line the internal walls with plasterboard walls and insulate between the layers. If you have an exposed wall or walls which are problemmatical and suffer heavily from condensation etc then this should also help alot.

You can get fixed dehumidifiers that don't require any emptying etc by the tenant. Envirovent are one company who offer these products and they work very well.

Envirovent units can be pretty pricey . I was quoted around £800 for a unit in a two bed flat.

As an NLA member you do get a discount. Remember to prove you're a member and ask for the discount if that's the route you want to follow. One thing to note is that their system relies on the fact that the fresh air that's pumped in from outside and through the unit is allowed to escape. In other words it brings in the fresh air and relies on the old stale humid air being forced out through gaps in...wait for it... windows and doors!

This is fine if the air has somewhere to escape to, but not much use if it can't escape, ie the tenant doesn't open the windows!! Back to square one then.

Envirovent also recommend that there is a gap between all internal doors and the floor surface in order to aid air circulation or that internal doors are left ajar. If the tenant doesn't help to aid air circulation then it likely the unit won't prevent the condensation buildup throughout the whole flat thus negating the whole purpose of investing in and installing the unit.
