I'm trying to compile a list of the different software packages that are available for private landlords.

Can you tell me which one you use?

Write a quick review - like how much it costs, are there any annual costs to get support and software updates and what features do you like and what don't you like / what's missing.

I use a free one that is only available as a test at the moment called <b><i>autolandlord</i></b>.

It is very good, as it records all rents, costs, property purchase details, re-values my portfolio and prints a report that makes it easy to do my tax return. It handles my Housing Benefit tenants and also deals automatically with letting agent's fees.

I only use an Excel spreadsheet that I have put together to assist in generating the necessary data for the appropriate boxes to enter on my tax return. I am fascinated by the software you are testing particularly re-value portfolio (presumably you enter an annual % increase? I am confused by what you meant by “handles housing benefit tenants” ? I searched but could not locate "autolandlord".

Autolandlord is not generally available yet - it will apparently be released by the end of the year.

It allows you to record the latest value of each property as well as the purchase price and purchase costs and calcuates a ROI %.

It also handles Housing Benefit tenants - i.e. you can record how much the HB pays and how much the tenants themselves pay making it easier to handles these more difficult types of payment arrangements.

I'll post more details if ou are all interested.

Hi, I am a new landlord and using an Excel Spreadsheet to manage my accounts. Please could you advise which colomn headings you use for use with the tax return to ensure that I haven't missed anything?

If you mean what can you deduct from tax: try the following for example:
buildings/contents insurance; repairs; mortgage premium; agents fees; expenses eg. gas safety cert; travel (to visit the property for inspections etc;); depreciation (10% of the rent)

Hi, I use Microsoft Money for keeping track of all my income and expenses. I have used this for 4 years and find it very use as I can cutomise it to my own needs and print off and see reports for any area of my income and expenses as well as keeping track of certain expenditure. It certainly makes doing my accounts easy at the end of each year; this year they were ready by May.

Most companies are charging well over £500 for this type of software, we bought ours from ebay ! and have been using this now for the last 2 years, it allows you to input unlimited properties : heres the link and item number: 290361761658
