Subject: Access panels for concealed flues

I am aware that it has been decided by gas safety that by the end of 2012 all concealed flues from boilers will have to have access panels fitted. I was informed by a gas engineer while he was conducting a gas check that he will in the first instance fix carbon monoxide detectors because the fire brigade have become involved in the matter. Apparently the fire brigade are concerned that by opening up ceilings to fix access panels, it may compromise the fire safety of the building. Has anyone else heard about this.

I've not heard about this but in the first instance I'd speak to the local fire officer. Usually they'll come to your property and conduct a safety assessment, usually free of charge. Our local brigade also supply smaoke detectors free of charge. Now if I could only stop the tenants nicking the batteries.......

This has been effective since 1st January 2011. Just joined the forum and noticed your concern.The building regulations and the gas registry documents state that there will have to be full visual access along the full length of the flue where it passes through the internal rooms of the property so you will normally require more than 1 panel.The advisable size is 300x300 but other sizes are available . If the wall/ceiling or box section surrounding the wall is fire rated or acoustic rated then the panel has to be the same .Fire rated access panels are avilable in 1 or 2 hour rating in both metal door and plasterboard door to suit the surrounding decor.Plastic panels are also available with the more popular sizes being 203x203 - 300x300 and 355x355 but are not generally suitable for ceiling areas unless specifically stated by the manufacturer/distributor.If I can be of any further assistance please call access panels direct 01922 711474.
