Tenants Don’t Check On Landlords

Just 20 per cent of UK tenants do any form of check in their landlords before agreeing to a tenancy, a figure which more than halves in the capital.

The study, by London removals firm Kiwi Movers, found that a mere 8 per cent of tenants in London research their landlord, with the competitive nature of the rental market cited as the reason for this. 44 per cent of Londoners said that negative information regarding a landlord was unlikely to influence their housing decision.

Across the UK, 1 in 5 tenants presumed that renting from an agency meant that they did not need to worry about landlord credentials or history. However, of those who opted to research a potential landlord, 43 per cent said that they found some useful information, whilst 18 per cent found negative information. The uncovering of negative information, whether via review, news article or legal issues, influenced the decision of whether to rent for 53 per cent of people.

In contrast to the capital, renters in Liverpool were found to be most likely to carry out background checks on their landlord, with a third of the city’s residents confirming that they have performed a background check on a landlord before agreeing to move into a property.

Interestingly, over a quarter of tenants would prefer to rent from a female landlord, whilst 44 per cent of women would prefer to rent from another woman. It was also found that women are more likely to background check a landlord, with 24 per cent of women having run checks in comparison to 15 per cent of men.
