A significant number of landlords in Wales appear to be utilizing the Welsh Government’s Model Contract without making any amendments, potentially overlooking key clauses typically expected in tenancy agreements.
This issue arises following new regulations that came into effect on December 1, 2022. These regulations introduced mandatory prescribed terms for tenancy agreements, now referred to as ‘occupation contracts.’
However, landlords who rely on the unmodified model contract may be unaware that it lacks several clauses that are commonly anticipated in such agreements. This could lead to unexpected complications and landlords might be shocked to discover these omissions.
