Landlords Must Become More Professional to Survive: Property Expert

Paul Shamplina, founder of Landlord Action and renowned TV property pundit, is urging landlords to adopt a more professional and strategic approach to thrive in the evolving private rented sector (PRS). Speaking at the National Residential Landlords Association (NRLA), Shamplina emphasized the need for landlords to treat their lettings as a business, viewing themselves as service providers and their tenants as customers.

“The PRS is transitioning into a more professional landscape,” Shamplina stated. “Landlords will need to strategize effectively to succeed, recognizing their role in providing housing services and ensuring tenant satisfaction.”

Shamplina expressed concerns over a potential exodus of landlords due to issues related to supply and affordability. He called on the government to create a more stable environment for property investors, highlighting the necessity for policy support to maintain the sector’s viability.

Additionally, Shamplina questioned the capacity of courts to handle the increased caseload anticipated with the proposed abolition of section 21 evictions. He warned that landlords should prepare for a range of challenges ahead.

Shamplina is set to address these issues in greater detail at the NRLA Landlord Conference, scheduled for November 6th at Birmingham NEC. He pointed out that the King’s Speech confirmed the introduction of the new Renter’s Rights Bill and plans to devolve and strengthen the powers of metro mayors, which could present further hurdles for landlords.

“Rent caps are the biggest concern among landlords,” Shamplina noted. “While I believe their implementation is unlikely, the uncertainty remains.”

As the PRS undergoes significant changes, Shamplina’s insights underscore the importance of adaptability and strategic planning for landlords to navigate the future successfully.
