Scottish Gov’t Rent Cap: Guidance For Landlords and Letting Agents

Measures are coming to an end on 31 March 2024. Regulations to protect tenants concerned about rent increases have been laid in the Scottish Parliament.

Despite the fact that there is no evidence that rent controls have worked anywhere in the world and that rents in Scotland continue to rocket, the Scottish Government continue to believe that the best way to protect tenants is to hammer landlords into submission.

The saying goes that the definition of stupidity is doing the same thing over and over again expecting a different outcome each time. Welcome to the Scottish Government.

The intelligent thing to do would be to foster an environment where landlords would flourish, leading to more landlords joining the sector instead of leaving, leading to more build for rent schemes and a gradual lowering of rents whilst driving up the quality of rental properties.

Instead, the Scottish Government seem intent on ending the private rented sector in Scotland. The result is staggering sums being spent on housing the homeless in unsuitable conditions including B and Bs and the total lack of any sort of plan that might stand a chance of working.

This is what happens when dogma is allowed to take precedence over practical reality. It will only get worse.
