Propertymark: Tenants Suffer as Taxes Rise for Landlords

Amidst soaring rental prices across England, Wales, and Scotland, Propertymark has sounded the alarm on the plight of tenants, attributing their struggles to the weighty tax burdens shouldered by landlords. According to recent data released by the Office for National Statistics, annual private rental prices have surged by 6.1% in England, 7% in Wales, and 6.8% in Scotland in the twelve months leading up to January 2024.

Propertymark, a prominent figure in the private rental market, has emerged as a vocal advocate for easing the tax load on landlords. In interviews conducted by Propertymark, one student landlord lamented the challenges posed by escalating taxes, asserting that the rising financial pressure necessitates rent hikes to offset the burden.

Echoing these sentiments, another private landlord, speaking anonymously to Propertymark, decried the portrayal of landlords as the scapegoats for escalating rents. They emphasized the need for governmental support through tax relief or relaxed thresholds, underscoring the pivotal role played by landlords in the accommodation supply chain.

The prevailing negative perception of landlords, characterized by labels such as “greedy” and “difficult,” as revealed in a 2017 YouGov study, has exacerbated the challenges faced by property owners. A landlord interviewed for the study criticized the media for perpetuating negative stereotypes and highlighted the lack of balanced representation in public discourse.

Despite the prevailing challenges, neither of the landlords interviewed by Propertymark expressed immediate intentions to downsize their portfolios. However, the looming threat of further governmental inaction may prompt more landlords to exit the market, exacerbating the shortage of rental properties and driving rents even higher, ultimately amplifying the burden on tenants.
