Leaders in Lettings Industry Call for New Standards and Training

Prominent figures in the lettings industry are urging the government to introduce new minimum standards for rental properties and mandatory training for industry professionals. This initiative aims to enhance the quality and safety of the private rental sector (PRS).

Mandatory Training Proposed

Zoopla’s lettings advisory board, comprising key stakeholders from letting agencies and the broader PRS, has put forward several recommendations to build upon the new Renters’ Rights Bill. One significant proposal is for mandatory training for PRS operators, addressing the current lack of standardized qualifications which poses risks due to inconsistent levels of knowledge among operators.

“Mandatory training has long been advocated, and many estate agents already train their staff to a Level 3 qualification standard voluntarily,” the board stated. “Such training, available through accredited examination bodies, should be extended to all operators involved in letting and managing homes.”

Support for a Private Rented Property Database

The advisory board also supports creating a private rented property database (PRPD), emphasizing the necessity for industry input in its design. “All privately rented properties should achieve a decent standard certification, recorded via PRPD, and key information should be displayed on all property marketing materials,” the board suggested. “Certification standards need to evolve with the digitization of data, making information more accessible.”

This database would ensure critical information is available to property portals and lenders, allowing prospective tenants to view certification as a declaration of safety before arranging viewings.

Ensuring Tenant Safety

Chair Nicola Thivessen highlighted the importance of these initiatives, stating, “The board is keen to see the introduction of mandatory qualifications for PRS operators. We encourage the government to prioritize this in future legislation to ensure a minimum standard of knowledge and support for tenants.”

The board’s call to action reflects a growing consensus within the industry that stringent standards and better training are crucial for safeguarding tenant welfare and improving the overall quality of rental properties.
