I’ve been a landlord for decades – and I’ve just found the craziest rule

The current rental environment can best be described as tight, excruciatingly tight. Not only is there a shortage of homes amid continued demand, there’s also a legal logjam as delayed evictions from the Government’s Covid-induced moratorium are sorted out.

Arrears are on the increase, many private landlords are exiting the market and prices are spiking to record highs. It’s an uncomfortable situation – especially when you want to regain possession of your property and the tenant has nowhere to move to.

The National Residential Landlords Association says there are more than 150 Acts of Parliament that create 400 or more obligations on a landlord. Complying with so many rules and regulations – especially when they are always changing – is tough, but I’ve discovered that there is yet another trip hazard on the block, and it will catch out a lot of landlords and ­letting agents.
