With an average turnaround time of a mere 51 days to secure a buyer, February not only claims the throne as the swiftest-selling month but also emerges as the period when listed homes are most likely to transition from ‘For Sale’ to ‘Sold.’
Unsurprisingly, the second month of the year proves to be a strategic time to enter the market. The surge in seller engagement as we approach the bustling spring selling season, coupled with potential buyers reinvigorated from the holiday hiatus, establishes a propitious environment for successful transactions.
Reflecting on the post-Christmas period of 2022 and early 2023, the property market experienced a subdued phase. The aftermath of the mini-Budget witnessed historic highs in mortgage rates, fostering uncertainty that prompted both buyers and sellers to momentarily halt their plans.
Contrastingly, the present year presents an optimistic outlook, with home-movers who opted for a wait-and-see approach in 2023 now making their foray into the market. A noteworthy 8% increase in the number of buyers actively engaging with agents regarding available properties, coupled with an 11% surge in new listings, signals a revitalized momentum in the real estate landscape.
Tim Bannister, Rightmove’s resident property expert, underscores the significance of timing: “The best time to get moving is the time that’s right for you – we can’t always plan or predict when a life move is needed. In addition to the overall surge in market activity during this season, February emerges as the month witnessing the highest volume of property viewing requests from prospective homebuyers, on average.
